After spending time on the Greek islands of Spetses, Hydra, and Corfu, and exploring both central Athens and the fast-evolving Athens Riviera, we came home inspired, and to be honest, a little biased.
Not because Greece isn’t extraordinary, but because it reminded us just how much Cape Town delivers, not just in beauty or value, but in lifestyle. And when you’re buying property, lifestyle is everything.
Greece: Timeless, Luxe and Limitless Charm
From the whitewashed alleys of Hydra to the elegance of Spetses and the calm, leafy charm of Corfu, Greece is iconic for a reason. The islands offer world-class holiday energy, dramatic settings, and a sense of escape that is hard to replicate. Prices in Mykonos and Santorini reflect this, often soaring to €10,000 to €15,000 per square metre.
On the mainland, the Athens Riviera surprised us. A 40 minute drive from our central hotel took us to a stretch of coast brimming with cranes, new builds, and real momentum. The redevelopment of the old airport is clearly fueling a high end property boom that is impossible to ignore.
Investors, locals and agents we met spoke about meaningful capital growth over the past decade, with several insisting that the best located properties have tripled since the early 2010s, especially in trophy positions. Others emphasised the draw of Greece’s non domiciled framework for both individuals and businesses, which keeps the country firmly on the map for internationally mobile buyers. Politics can swing and that is always a risk to price sentiment, although the current leadership is widely viewed as investment friendly.
There is realism too. Greece sits in a complex neighbourhood in places, and beyond Athens the spread of islands makes big ticket infrastructure harder to roll out evenly, from transport to utilities. None of that detracts from the daily magic of living there, it simply frames where the momentum is strongest and where patience is required.
Cape Town: The Full Package
While Greece seduces with vacation perfection, Cape Town is the lifestyle. Here, you can wake up with mountain views, walk your child to school, stop at a world class gym or yoga studio, grab groceries from a curated lifestyle centre, and meet a client for lunch, all within a 10 minute radius.
We have nature trails, ocean swims, golf courses and hikes on the doorstep, design led retail and organic food markets, and boutique wellness hubs that make everyday living feel elevated without needing a flight.
Prime property in Clifton, Bantry Bay, and Fresnaye remains priced below many global coastal benchmarks, which is why international clients keep circling. With strong infrastructure, diverse communities, and a year round culture calendar, Cape Town is not just where you holiday, it is where you live fully.
